Why a clear room page answers questions in advance
The guest cannot ask the reception while choosing. If the page does not answer the obvious questions — how many people fit, where they sleep, whether there is a bathroom and air conditioning — they either write and wait, or choose another property. A good room page is one where most questions never come up.
What to show for each room
Name and size
Give the room a name or number that the guest will also recognise in a phone conversation. State the area in square metres and the floor or part of the building — for example in the main building, in the garden, with a separate entrance.
Beds and occupancy
Write exactly what beds there are: a double bed, two single beds, a sofa bed, a cot on request. Then write how many adults and how many children can be accommodated. This is the most common reason for unclear enquiries.
Amenities
List only what the room really has: a bathroom with a shower or bath, air conditioning, a TV, a balcony, a kettle, a fridge, free internet. Order them so that the most important are at the top. Do not list an amenity that only works sometimes.
Photos
Three to six real photos are enough: the general view, the beds, the bathroom, the view and one detail that sets the room apart. Avoid stock photos and photos of another room of the same type — a mismatch on arrival costs more than any nice photo. How to prepare the photos is covered in the separate guide on preparing materials.
Price
You have two honest options.
- A “from” price, when you can give a condition: for example “from € … per night for two in the low season”. Without a condition, “from” is misleading — the guest sees the lowest price and then hears a different one.
- “On request”, when the price depends on the season, the number of nights, meals or the number of guests so much that a single figure would be inaccurate. In that case, write what the guest should include in the enquiry: dates, number of adults and children.
In both cases, say what is included in the price — breakfast, parking, tourist tax.
Rules and location
Check-in and check-out times, whether pets, smoking and children are allowed, quiet hours. Add where the room is in the building — the floor, a lift or steps, a view of the courtyard or the street. This matters for older guests and for families with prams.
What to show for each offer
An offer is a room plus a condition, so the guest needs a few additional things.
- What it includes: nights, breakfast, a massage, an excursion, late check-out — listed, not hinted at.
- Which dates it applies to: start and end date, minimum number of nights, days of the week if there is a restriction.
- Price and conditions: for how many people, what is not included, whether a prepayment is required.
- Cancellation policy: until when cancellation is free and what happens after that.
- How to enquire: one clear way — a form, a phone or an email.
What to avoid
- Stock photos and photos that are not of the specific room.
- “From” prices without a condition.
- Too many offers. Three or four clear offers get read; ten get passed over.
- Outdated offers. An offer with an expired date tells the guest that the website is not maintained. Remove it or hide it on the day it expires.
- Differences between the price on the website and the one given by phone.
How to do it in ISKA Website
In ISKA Website, every room has its own card with photos and amenities, with separate fields for area, beds and occupancy (for example “2+1”: two adults and one extra bed or child). The “from” price is optional: you can show it, or hide it and let the guest enquire. Offers have a description, a photo and a price table with a cancellation policy. The website has an enquiry form. An enquiry is not a reservation and does not hold a room; the confirmation is yours. Changes are made as a draft, reviewed and published, so an outdated offer can be removed without affecting the rest of the website.
